The recession is causing problem in several sectors. The number of foreclosures because of the non payment of loans has increased more than ever. It has been hard for several businesses and the vacancy rates have been increasing while the rental rates falling. For the economy as a big picture, this definitively means a huge problem.

Commercial real estate has two major factors. One is the office space and the other is the family rentals. Both the factors are dependant on each other. People are mainly delinquent in paying their rents because of lay offs from jobs. Even though offices are not lying empty, businesses are still not paying rents properly because of their break even crisis. The economic melt down has brought in problems which are entangled and since one industry is dependent on the other, all of them are getting affected at the same time.

The delinquent tenants have the commercial property owners a bit worried because the owners have to pay their mortgage loans. However, they are unable to meet the loan terms because the tenants are not paying rents every month.

As per a research, the commercial real estate loan amounts up to $400 billion and this amount can further increase to $1.8 trillion. Commercial real estate sales have fallen down by 67 percent in 2008. That means the vacancy rates are at an all time high. Everyone including the credit unions are facing a tough time. The lenders have been filing law suits against conservatorships to recover their loan amounts which have been delinquent for months together.
