There is a sharp fall in the prices of the commercial properties in the real estate market. Thousands of commercial properties that were valued at hundreds of billions of dollars are now being valued at much lesser price than what they originally cost. As per a research, two out of three properties will not be able to meet the original loan conditions and refinance.

A meltdown in the commercial mortgage sector is likely to increase the country’s time period for economic recovery. The fall of prices in the commercial real estate will cause the banks to take additional losses as mortgage defaults and credit card delinquencies increase.

As per predictions from financial experts, the commercial real estate melt down is going to be hit very hard and this hit will occur all of a sudden. The commercial real estate crunch can cause several problems in many other areas of business.

The only hope is if the overall market conditions improve and it also depends on how fast the recovery happens. Commercial real estate is made up of two big components. One is the office space and the other is the multi-family apartments. With number of companies closing down and people losing their jobs, both these components have been hit greatly.

So, if the employment conditions improve and the companies start regaining their set ups, only then will the commercial property sector improve. This trend may take a long time to come into effect. Until then, it is very difficult to predict as to what is going to happen to the overall economy if the commercial property melt down continues.
